FORT WORTH, TX — The imposing 11‑story historic landmark at 110 W. Seventh St., formally known as the Bob R. Simpson Building, has re‑entered the market. Originally constructed in 1910 as the First National Bank Building to designs by renowned Texas architects Sanguinet & Staats, the steel‑frame, Beaux‑Arts‑style structure was later expanded in 1926 by Wyatt C. Hedrick, doubling its Houston Street front.

Following a period under the name “Baker Building” after its 1961 sale, the tower underwent a significant modernist overhaul in 1967, which included replacing the original three‑story base with precast concrete panels and nine additional floors. In 2005, XTO Energy invested in a meticulous restoration led by Bennett Partners, peeling away the later alterations to restore key architectural features — notably the signature colonnaded banking lobby — and rechristened it the Bob R. Simpson Building (fortwortharchitecture.com).

The building’s rich historical pedigree, prime Downtown Fort Worth location, and recent preservation work make it a rare offering. Once home to the First National Bank, then Merrill Lynch, and later ExxonMobil’s regional offices, the building now stands ready for its next chapter under new ownership.
